Industrialized Building System as a Smart Construction Method in Lagos City

Abstract

The adoption of a more suitable, time-saving, cost friendly and smart construction system becomes necessary due to a rise in infrastructure demand within a short timeframe, and the inability to produce accurate and standard construction products traditionally. This study investigates the level of awareness, benefits and dynamic issues impeding the practice of industrialized building system (IBS) in Lagos metropolis. In achieving this aim, survey research design and snowball sampling techniques were adopted. The viewpoints of 61 respondents were collected with regard to their knowledge of IBS. The statistical methods employed for the study were frequency, percentage, and mean score. The results of the study revealed that out of the six types of IBS emphasized in
this study, the precast concrete framing had the highest mean score for awareness (4.17), followed by a blockwork system with (4.03). Speedy construction time, a controlled work environment with a mean score (4.54), accurate design standardization and shorter delivery time with a mean score (4.51) were highly ranked benefits. However, the effective practice of IBS was hindered by diverse
issues, these include the need for large working space and storage facilities with a mean score (4.66), lack of contractor’s experience in handling IBS works and equipment for testing IBS components with the same mean score (4.56). Conclusively, the study confirmed that a large percent of 48.13% of the professionals surveyed in the building industry were very aware of IBS
and 50.15% of them confirmed that the benefits of IBS were remarkable. Also, the study acknowledged that the factors upsetting the practice of IBS were extremely influential. In essence, there should be unceasing advocacy for IBS in order to explore the outlier benefits of the construction system. Concerned stakeholders in the building industry should invest more in the provision of work space, storage facilities for IBS components, training and workshops for workers, plant and equipment among others toward the effective practice of IBS.
